Signed Contracts Now Separate Investable Datacenter Plays From the Rest

What's New

Contracted demand is the screen that separates investable datacenter exposure from thematic exposure. PitchBook's Investing in AI and Datacenters maps where AI infrastructure capital is flowing across chips, energy, construction, and logistics. Its analysts favor custom AI accelerators with signed hyperscaler offtake. They favor midstream gas for its fee-based, contracted income. They favor fire and safety systems because building codes mandate the work regardless of which contractor wins. Allocators sizing datacenter exposure should underwrite the contract first and the theme second.

Why It Matters

Managers holding chip names on design wins alone carry the most exposure to this screen. PitchBook notes that private chip targets report no revenue or margin. It treats profitability as unproven until contract structure is visible. The same logic runs through energy, where the analysts tie midstream value to named generation projects. The finding also challenges the view that AI exposure is a software trade. Construction and engineering is the largest PE destination in the datacenter-exposed universe.

By The Numbers

  • Over $1 billion: signed contracts Etched held when it exited stealth. d-Matrix has yet to disclose any.

  • 50-plus: Positron AI racks deployed at Oracle Cloud Infrastructure.

  • 1.4 gigawatts: natural gas microgrids VoltaGrid has deployed for confirmed customers.

  • 100%: share of reviewed fire and safety companies with confirmed, dedicated datacenter business lines.

Zoom In

  • Custom ASIC servers are forecast to grow 44.6% in 2026. Merchant GPUs are forecast to grow 16.1%.

  • Median VC deal value in chips reached $50 million in 2026 year to date. It was $25.8 million in 2025. Fewer, larger rounds point to concentrating capital.

  • The segment has produced one exit.

  • Supply gates the trade. Memory and advanced packaging lines remain sold out, with new HBM cleanrooms targeted for 2028 to 2029.

  • Optics follows the same pattern. Lumentum's gross margin exceeded 50%. Its revenue rose 109% year over year.

The Wrap

Signed offtake turns AI demand into cash flow an allocator can underwrite, across chips, gas, and construction. The view stays intact while memory, optics, and power remain scarce and hyperscalers keep signing multiyear commitments. It weakens if supply catches up faster than guided or if slower fundraising cuts the pace of new contracts. Specialist funds raised $5.1 billion through August 30. Suppliers put the acute optics shortage at roughly 18 months, which sets the horizon for testing pricing power.
